Beautiful single family home close to the beach, shopping and restaurants on the west end of Panama City Beach. This 3 bedroom, 2 bathroom home can accommodate up to 8 people. There is a stunning in-ground private pool with an attached jetted pool, a 3-hole putting green, large outdoor area for the whole family, and more! You and your family will be able to create some amazing beach memories in this coastal home! A paradise within paradise at this stunning 3 bedroom, 2 bathroom home on the west end of Panama City Beach. Escape the hustle and bustle of high-rise condos at this quaint beach home by parking in the private driveway and walking into an open concept living and dining room. This home can comfortably accommodate up to 8 people in the 3 bedrooms and sleeper sofa. There is a king bed in the master bedroom, a full bed in each of the guest rooms, and a sleeper sofa sectional in the living room. There are 2 full bathrooms. The master bathroom has a stand up glass shower, large double vanity, and 2 linen closets. The guest bathroom has a shower/tub combo and single vanity. The living room features a smart TV, sleeper sofa sectional, and a comfortable accent chair. The dining room has a table with 6 chairs and there are a few barstools at the breakfast bar. Each of the bedrooms have a smart TV to be able to stream your favorite shows on Netflix, Hulu, or Prime (you will be using your owner log in information for the TVs). Please note this home does not have cable TV or local channels. The kitchen is fully stocked with pots, pans, dishes, utensils, a Keurig coffee maker, toaster, blender, refrigerator/freezer, microwave, dishwasher, stove/oven and more! Make dinner at home or pack sandwiches for the beach during the day! Escape to the outside oasis with a screened in porch with seating or lounge by the pool on one of the chaise lounges or at the dining table. Create fun summer memories in the private pool or work on your short game with the 3-hole putting green. The closest beach access is Access 93. It is a 2 minute car ride or a 8 minute walk. There is a beach cart and cooler in the garage to help with bringing chairs and toys to the beach! The next closest beach access is Access 92, it is also a 2 minute car ride or a 12 minute walk. Local Attractions: Thomas Donut & Snack Shop - 3.6 miles, 7 minute car ride Pier Park - 6.8 miles, 13 minute car ride Aldi - 1.2 miles, 4 minute car ride Bayou Bill's Crab House - 1 mile, 3 minute car ride Northwest FL Beaches International Airport - 17 miles, 25 minute car ride We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement and ID verification. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it's a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. (Management Company, Releasees) I wish to swim at the pool or hot tub during the length of stay at your vacation home. By swimming in the vacation home pool and/or hot tub, I recognize and fully understand certain things, including: •At no time is there a lifeguard on duty, you (the guest) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. •My use of the pool facilities during my stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area 3. The risk of injuries resulting from unsupervised divers and swimmers colliding 4. The risk of other injuries resulting from participating in any action in the pool. •I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below: 1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area. 2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES. 3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area. 4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property. 5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I have read and understood this document. I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so. -For the safety and security of the property, two exterior security cameras are in place. One is positioned at the front of the home, monitoring the front yard and driveway. The other is facing the pool. -Pool heat is available only during the winter months of November to the end of February. Please note the jacuzzi is not heated unless the heat pump is turned on and the heat pump only heats both the pool and jacuzzi at the same time and not independently of each other. The temperatures for the pool and jacuzzi must be the same and the heat will be on a scheduled time frame so the heat will not be running 24 hours a day. The pool heat fee is $50 per day plus tax. Pool heat must be paid prior to arrival and for your entire stay. **Please note that the pool heating fee is NOT included in the reservation total and must be paid separately. -There is not cable TV in the home. You'll only have access to streaming apps by logging into your own streaming accounts. -No smoking or vaping, no pets, and no events allowed. -Guests must be 25 years of age or older to rent and are required to email a photo ID at the time of booking. The guest making the reservation must also be present for the duration of the stay. -Third party bookings are NOT allowed. -A signed rental agreement and full payment are required to confirm your reservation. Arrival information will not be released until both requirements are completed. Once all requirements have been met, your door code will be provided through the Happy Guest platform at 12:00 PM CST on your arrival day. Additional property details will become available after the rental agreement has been signed and a valid ID has been submitted. -Check-in is anytime after 4 PM Central Time. You may request an early arrival for an additional fee; however, please note that it is not guaranteed, as it depends on the availability of the unit after morning check-outs and the cleaning & inspection schedule. If you require an early arrival, you may consider booking for the night prior. -Check-out is strictly at 10 AM Central Time. Any departure after this time will result in an additional fee. -Quiet hours are 10pm to 7am per the City of Panama City Beach Noise Ordinance -Please understand that Florida's natural environment includes bugs, insects, ants, mosquitoes, and spiders. We perform regular interior and exterior pest control, but keeping doors, windows, and sliders closed will help prevent entry. No refunds will be issued for sightings of bugs or wildlife in or around the property. -Supplies: We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 1 trash bag per trash can, 1 packet of dish detergent and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store. -By renting this home you acknowledge that you understand you enter and occupy the premises at your own risk and that the homeowner and Sun & Sand Rentals are not and will not be responsible for injuries or deaths that may occur on our property. You, and all of your guests attending, agree that everything you use is at your own risk, including any beach equipment left on the property. By renting this home, you agree that you are also financially responsible for any third party damages that are caused by your group.
