This bright and comfortable condo is perfect for couples or small families looking to enjoy everything Panama City Beach has to offer. The condo features 1 bedroom with a queen bed, 1 bathroom, and accommodations for up to 4 guests. A sleeper sofa in the living room provides additional sleeping space, making it ideal for a beach getaway with friends or family. After a day enjoying the beach or exploring the area, relax in the comfortable living area or step onto the balcony and take in the warm Gulf breeze and stunning sunset views. Sunbird Resort Amenities: Guests of Emerald Breeze will enjoy the security and convenience of this gated beachfront community, along with access to several resort-style amenities: -Gated community with security -3 Gulf-front swimming pools (one heated seasonally) -Large sundeck overlooking the beach -Shuffleboard courts -Tennis courts -Charcoal grilling areas for poolside cookouts -On-site coin laundry facilities (condos do not have washers or dryers inside) Sunbird offers direct beach access, allowing you to step onto the sugar-white sands of Panama City Beach within moments. Restaurants, entertainment, and attractions are conveniently located nearby. Guests can simply walk next door to World Famous Pineapple Willy's to enjoy barbecue ribs, fresh seafood, and stunning sunset views from the pier. Important Guest Registration Information: -Guest registration is required by the Sunbird Condominium Association and is not included in your reservation. -Registration is completed directly through Sunbird's Park N Spot system. Fees are as follows: -Parking Pass: $30 per vehicle (maximum of one vehicle allowed per condo) This fee is in addition to the rental amount and paid for upon arrival at the HOA office on-site at Sunbird. -Amenity Wristbands: $6 per wristband (maximum of four) This fee is in addition to the rental amount and paid for upon arrival at the HOA office on-site at Sunbird. -Wristbands must be worn by all guests over the age of 12 while on the property. -Parking rules are strictly enforced by the Condo Association. All vehicles must be registered, and unregistered vehicles are subject to booting or towing without notice. Whether you're enjoying morning coffee overlooking the Gulf, relaxing by one of the beachfront pools, or watching the sunset from your balcony, Emerald Breeze is the perfect place to unwind and experience the beauty of Panama City Beach. Come relax, recharge, and let the Emerald Breeze welcome you to the beach. We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement and ID verification. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it's a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. Additional Information: -At Sunbird Beach Resort you will be required to register to park and pay for your property armbands. The registration fee is $30 plus applicable taxes and this covers 1 parking pass only. Each armband is $6 plus applicable taxes and you're only able to purchase a max of 4 armbands. You must pay this fee separately once you arrive at The Sunbird Beach Resort. Please plan to bring only 1 vehicle as the resort will not issue a second parking pass. ** This fee is NOT inlcuded in the rental total. -No smoking or vaping, no pets, and no events allowed. -Guests must be 25 years of age or older to rent and are required to email a photo ID at the time of booking. The guest making the reservation must also be present for the duration of the stay. -Third party bookings are NOT allowed. -A signed rental agreement and full payment are required to confirm your reservation. Arrival information will not be released until both requirements are completed. Once all requirements have been met, your door code will be provided through the Happy Guest platform at 2:00 PM CST on your arrival day. Additional property details will become available after the rental agreement has been signed and a valid ID has been submitted. -​​​​​​​Please note: For any stay of 28+ nights, a property inspection is required every 28 nights to ensure the home remains in good condition. Guests may also add a cleaning service during their stay for an additional fee, which will be paid by the guest. -Check-in is anytime after 4 PM Central Time. You may request an early arrival for an additional fee; however, please note that it is not guaranteed, as it depends on the availability of the unit after morning check-outs and the cleaning & inspection schedule. If you require an early arrival, you may consider booking for the night prior. -Check-out is strictly at 10 AM Central Time. Any departure after this time will result in an additional fee. -Quiet hours are 10pm to 7am per the City of Panama City Beach Noise Ordinance -Please understand that Florida's natural environment includes bugs, insects, ants, mosquitoes, and spiders. We perform regular interior and exterior pest control, but keeping doors, windows, and sliders closed will help prevent entry. No refunds will be issued for sightings of bugs or wildlife in or around the property. -Supplies: We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 2 trash bags for the kitchen, 1 packet of dish detergent, 1 small bottle of dish soap and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store. -By renting this home you acknowledge that you understand you enter and occupy the premises at your own risk and that the homeowner and Sun & Sand Rentals are not and will not be responsible for injuries or deaths that may occur on our property. You, and all of your guests attending, agree that everything you use is at your own risk, including any beach equipment left on the property. By renting this home, you agree that you are also financially responsible for any third party damages that are caused by your group. Neither the homeowner or Sun & Sand Rentals are liable, financially or otherwise, for any accidental or intentional third party damages your party causes.
